
1791 Prospector Avenue
In October 2020, KIC completed the ground-up construction of “Ascent 1791” a 20-unit, luxury apartment building in Park City, Utah. Ascent 1791 is comprised of 13 one-bedroom units, 6 two-bedroom units, and a three-bedroom “penthouse” unit. The building features nearly 20,000 square feet of living and amenity space. Residents enjoy subterranean parking with EV charging, ski lockers, bike storage room, pet and gear wash station, storage lockers, an outdoor fire pit, and a resident lounge.
This green project achieved LEED Gold certification, with solar panels, efficient mechanical and electrical systems, and an innovative Cross Laminated Timber system, a first for Utah. Additionally, the project was designed to incorporate walkability and quality of life, with close proximity to free bus transportation and a direct connection to the historic “Rail Trail” system.

Improvement: Upgrading all Heat Tape sensors
Working with Powder Watt to install updated cameras and sensors to help only run the heat tape when necessary. This will be done in 2026 or the summer of 2027. This upgrade could cut power costs by 20-30%, even more during mild winters. Rocky Mountain Power covers 50% of the cost.
