Kensington Investment Advances Sustainable Redevelopment in Roxbury

In a move that highlights the rising importance of sustainability in urban development, Kensington Investment Company has submitted a supplemental filing as part of Boston’s Article 80 review process for its proposed redevelopment project in Roxbury.
The project focuses on transforming the former Radius Specialty Hospital / Jewish Memorial Hospital site at 45–47 Townsend Street. Spanning approximately 4.85 acres, the long-vacant property represents a prime opportunity to demonstrate how environmentally conscious design can align with economic and community priorities.
A Sustainability-First Development Approach
Kensington’s revised proposal reflects a broader shift across the real estate industry: embedding sustainability into the core of project planning. By prioritizing residential use alongside expansive open space, the development aims to reduce environmental impact while enhancing quality of life.

- 164 residential rental units designed to support urban density
- 124 parking spaces, balanced by alternative transit options
- 214 bicycle parking spaces to encourage low-carbon mobility
- Nearly 96,000 square feet of new and improved open space with 70% native plantings
